The Meadows is one of the most well recognized and clearly defined of the six neighborhoods in Old Town Key West. Bordered by Eisenhower Dr. to the East, Truman Ave. to the South, White St. to the West and Perry Court to the North, The Meadows is home to approximately 320 single family homes and a few condos and apartments. Strictly residential with quiet, tree-lined streets. The Meadows is about a 10 minute bike ride to the historic harbor walk area or the downtown eateries and galleries. There isn't a lot of turnover in The Meadows; more or less 15 homes bought and sold per year. Let's see what 2018 has brought so far.
The Meadows dates to the early 1900's when the mostly scrub and sparsely populated area on the "outskirts" of town was turned into modest homes by and for the work crews of entrepreneur and visionary Henry Flagler. As the Overseas Railroad made its last mile or so into downtown Key West, there were too few places close to the work sites for the workers to live. The Meadows, close by the construction areas, was mostly open terrain so the workers and their families built simple, sturdy homes on small rectangular lots. As families settled and grew, the homes grew and/or new, larger homes were built.
The Meadows retains this same homey feeling. Residents both year 'round and seasonal live comfortably and securely along these narrow streets. Let's see what has sold and is for sale -

Comparing the 2017 sales results for all six Old Town neighborhoods you can see that three neighborhoods were more expensive and two were less expensive than the sales in The Meadows. Meadows results were:

711 Georgia St. is relatively new to The Meadows, built in 1976. The property has been very well maintained during its life with steady upgrades including roof, electricity, two new 3rd floor bedrooms with a full bathroom and a new screened-in 2nd floor balcony.
One thing to note is, even though the flood zone registers as AE6; grade elevation readings suggest this building is likely very eligible for a Letter of Map (LOMA) Revision. A LOMA revision could reclassified the property as an X-zone building. An Elevation Certificate would tell for sure, and would be needed for a LOMA application. Not difficult.
711 Georgia St. is offered for $679,000 and is the lowest priced home in The Meadows.
1501 Pine St., The Meadows, Key West
1501 Pine St. is also new to The Meadows, built on a corner lot in 2008. The frame house reflects the historic architcture of the neighborhood and includes 11 ft ceilings, a large open living space, travertine tile floors with a flow-through to the private patio and 9' x 17' heated pool and spa. Nice.

1501 Pine St. is offered For Sale at $1,169,000
1402 Pine St., The Meadows, Key West
1402 Pine St. dates to 1929 and is officially designated a duplex with units on the 1st and 2nd floors. A big benefit is the property underwent a thorough, top to bottom renovation in 2002 - 2003 which included a lovely pool and waterfall. The 1st floor in particular has rich walnut cabinetry in the living room, rear bedroom and kitchen with both the rear bedroom and the all electric galley kitchen leading to the rear deck and pool. Very orderly and well maintained.
The 2nd floor feaures an open floor plan with a large single bedroom and bathroom plus balconies front and rear.
1402 Pine St is offered at $1,200,000.
1415 Petronia St., The Meadows, Key West
1415 Petronia St. is a single level frame home that was built around 1933. Most significantly, in 2016 and 2017 the property received a complete facelift; from new footers and substructure to new v-crimp roofing and everything in between.
